Architectural Control Guidelines & Procedures

HOME & PROPERTY PROJECTS THAT NEED FHOA REVIEW & APPROVAL

(See Section 8 of FHOA Covenants )

Before your exterior home / property improvements begin, the FHOA Architecture Control Committee and Board approval is required if:

  1. Any construction or landscaping requires:
  2. Clearing​
  3. Excavation
  4. Grading
  5. Any exterior alteration of original or previously improved buildings (including exterior painting and color pallets), exterior lighting, roofing, driveways, fencing and landscaping (this includes the removal or addition of large shrubs and trees)​
  6. Any installation of equipment must be reviewed for location & visibility options even if subject to HOA statute(e.g. generators, solar panels, rain catchers, satellite dishes, etc.)


NOTE: The ACC and Board have 30 days starting from the date the ACC receives ALL the requested information from the Lot Owner, needed to complete its review and approval.

TO SUBMIT AN ARCHITECTURAL REQUEST:

  1. Log on to your portal
  2. Select "Requests" in the left-hand column menu
  3. Select "Request Forms" top menu
  4. Select "Architectural Request Form" and complete the form to submit


LANDSCAPING CLARIFICATIONS

Anything like the hardscaping in the upper & lower left-hand corners of the drawing below might affect grading and drainage, easements, aesthetics, etc. The FHOA ACC approval is required.

Changing out the flower beds anywhere does not require approval.

Fences

ALL Fences need approval. Privacy Fences cannot be any color but NATURAL and no taller than 6 feet. No Privacy fences may be installed in backyards adjoining the golf course nor along the side yards of corner lots. The white fence in this drawing would not pass. Some black wrought iron fences have been approved based on location and review of the Architectural Control Committee. NO wire or chain link fences of any type are permitted.


Roof Replacements

The FHOA Board has approved four (4) architectural roofing shingles. Please pick from one of these four (4) approved architectural shingle options:

1. GAF Timberline Elk Weather wood

2. GAF Timberline Driftwood

3. Atlas Pinnacle Pristene Weathered Wood

4. Atlas Prinnacle Shaddowed Weathered Wood

Large Trees & Shrubs

LARGE trees (shade trees) like e.g. Oaks, Pines, Crêpe Myrtle, Birch over 20 feet should not be removed prior to FHOA ACC approval. These trees help make the neighborhood look and feel cooler in the summer and more comfortable and inviting overall.

Please do not remove large, established shrubs visible from the street front. They should not be removed until discussed with the FHOA ACC.
