What is a Homeowners Association?
An HOA is a private organization that takes care of the day-to-day business needs of the Association, enforces and amends rules for a planned, deed restricted, community with the aim of preserving and enhancing the community's property values. All homeowners are members of the Association upon the act of purchasing a property governed by the Association. All homeowners have a vote related to future changes to the rules and restrictions which are laid out in the Covenants and By-laws of the Association. Often, rules are appearance-driven, and deal with cleanliness, condition, repair and maintaining a uniform appearance among the properties in the community. The Association is responsible for assessing the useful life of the community's owned common property and related capital assets and planning and maintaining an adequate reserve plan and budget for the maintenance and / or replacement of those assets.
What are the responsibilities of the Board of Directors?
The FHOA is run by a volunteer Board of Directors who have been elected by Members or appointed by the Board. The Board of directors works to oversee and protect real and intangible common assets; run business affairs; enforce and set rules; create helpful committees; levy assessments; impose fines for noncompliance; manage the HOA’s finances; and works to enforce all governing documents.

As a potential buyer, how can I make sure that living in an HOA is right for me?
Fairways is a deed restricted community. This means that when you purchase a home within Fairways you become a mandatory Member of the FHOA and will have specific responsibilities:
- You have entered into a legal contract and agree to abide by the Covenants, Conditions, and Restrictions (CC&R), Articles of Incorporation, By-Laws and any other FHOA governing documents at all times.
- You must pay assessments to the FHOA.
- Please read and become familiar with your responsibilities before you purchase property as all rules will apply to all homeowners at all times. All applicable documents can be found under Governing Documents on this website.
How can I contact the Board of Directors?
You may contact the Board using the "Contact FHOA Board of Directors" form on this website or you may email fhoatp@easyhoa.com. You can usually expect a response from the Board within 48 hours.
How much are annual dues?
FHOA Dues are currently $398.00 annually (subject to change) and are due January 1st each year. Your payment is considered late after February 28th and interest will be charged at the highest lawful rate in addition to an administrative fee (not to exceed $25 or 5%) of the delinquent assessment, per the Covenants. As a new homeowner at Tiger Point East, where can I get information about Board meetings and events in our community?
Create a member account on this website and sign up to receive notification by email and/or text message. The "Information Board" will also be posted at the front entrance to Fairways.
I would like to make exterior changes to my home or property. What should I do first?
First, please read the “Architectural Guidelines” located under "Architectural Control Guidelines" on this website. Then, you may contact the ACC by submitting an “ACC Request” on this website. Or, you may email the Board at fhoatp@easyhoa.com. Section 8 of the Covenants requires that you provide a 30-day lead time for review and approval before work begins. The 30-day clock starts when the ACC has received all the necessary information they have requested from you for review.
Please include the nature of your changes (landscaping, paint, pool, fence, adding trees, removing trees, etc.), include all drawings or surveys provided by your contractor. The ACC will review your request and ensure it complies with the FHOA Architectural Guidelines, the Covenants and, if applicable, the appropriate state, county or city requirements. You may not begin any work until you receive ACC approval. You can usually expect to be contacted by the ACC Chair within 48 hours of submitting your change request.
Can I put a fence on my property?
No fencing shall be allowed in the subdivision dividing adjoining lots except unstained or unpainted wood privacy fencing not more than six (6) feet in height. Chain link fencing, or any type of wire fencing, is strictly prohibited. No fence whatsoever may be erected without the express written permission of the Architectural Control Committee (ACC). No fence or wall shall be constructed near the front lot line and if a corner lot, near the side street.

I received a “Friendly Reminder” letter about a violation on my property. What do I do now?
If you have any questions about correspondence received from the Board of Directors, immediately contact them at fhoatp@easyhoa.com. If you receive a violation notice and make no effort to correct it and / or work with the Board to remedy that violation within the specified period of time, then the Board has the right to levy fines on the homeowner as laid out in Florida Statute 720.305. Fairways has an independent fines review committee to ensure that the board is following Florida HOA Statutes. Information about fines: Florida Statute 720 allows for fines to be levied if covenant violations are not corrected in a timely manner. The maximum fine allowed is $100 per day for each violation, with a maximum of $1000 per violation. New fines may be repeated if the violation continues with no limit on how many times a new fine may be imposed for a continuing violation. Please address the notification of covenant violations promptly and notify the Board when corrected.

How do I report a violation like parking in the street, storing a boat in a yard, trashcans not put away, or unkempt yard or pool?

First, please try to talk to your neighbor. If that doesn’t work, you may contact the Board using the "contact" form on this website or email them at gbfairwayshoa@gmail.com and include the address of violation, the nature of the violation and what action you may have taken. All correspondence between Lot owners/residents and the FHOA Board of Directors will remain confidential.
There is no room for my guests to park in the driveway. Can they park in the street?
Per the Covenants, Section 13.8(a) – Parking: No vehicles may be parked on any lawns and No vehicles may be parked on the street or street right of way between the hours of 12:00 Midnight and & 7:00 A.M. During the day and early evening, street parking should be limited as much as possible. If it is absolutely necessary to park on the street during these hours, then vehicles should be parked so as to avoid blocking the vision or access of neighbors who might be trying to enter or exit their driveways. No vehicle should be parked directly across the street from another driveway.
Do I have to get approval to rent my property?
No, however, your tenants are required to abide by the Covenants, Conditions and Restrictions (CC&Rs), Articles of Incorporation, Bylaws and all other governing documents at all times. Please ensure your tenants read and become familiar with these responsibilities before they move in, as the rules will still apply, and the responsibility will fall on you as the Lot owner. Please read carefully the leasing rules below:
Leases. All leases shall comply with and be subject to the provisions of this Declaration, the By-Laws, and the Act and the provisions of same shall be deemed expressly incorporated into any lease of a Lot. Subleases are prohibited. Lots, in their entirety, may be leased for minimum terms of six (6) consecutive months or longer. Owners leasing a Lot must provide the Association with the names and contact information of all tenants and the rental term of the lease prior to the lease term initiating. Any owner who leases his or her Lot must contract with a professional lawn maintenance company to perform routine yard maintenance during all times of the lease term.
Do I have to use the trash pickup service or can I contract with another?
Fairways uses Waste Pro exclusively per a Community vote in November 2022. Since we have a private drive there is a benefit to Fairways in that we can limit the number of heavy trucks using the pavement for which we are responsible.
What is the trash pickup schedule? (See Website “Trash Pickup” tab for schedules)
Waste Pro picks up trash only on Fridays (gray can). Overflow trash (NOT yard waste) can go into the (brown can) on Friday.
They pick up yard waste (brown can) on Thursdays.
Recycles (blue can)(optional for a fee) picked up every other Thursday.
Cans should be placed at the curb by 7:00 A.M. on scheduled pick-up days.
Per the Covenants, please keep your cans in the garage or out of sight except for pick-up days. Please try to avoid leaving cans out overnight since we have bears and coyotes that sometimes visit our neighborhood.
I’m a new neighbor. How do I get trash, yard waste, and recycle bins?
If you are new in the neighborhood, call (850) 365-1900 to have your trash and recycle cans delivered. Recycle pickup is optional at $9.00 a month.
Will Waste Pro pick up large household junk and yard waste?
Yard waste is picked up at the curb every Thursday (See Trash Pick Up tab on the FHOA website for schedule). Yard waste should be bagged or tied in bundles not exceeding 50 pounds, or placed in yard waste receptacle.
Special pickups can be scheduled for larger household junk by calling Waste Pro at (850) 365-1900.
Can I hold a garage or estate sale?
Garage and estate sales require at least 2 week review and approval from the board. The community's restricted parking availability and short distances between driveways require that you provide an acceptable traffic control plan as part of your "Garage / Estate Sale Request". The 2 week advance approval gives you time to notify nearby neighbors and the board time to notify all Homeowners when to expect heavy traffic. You are responsible for repairing any broken sprinkler heads on another neighbor's yard which are broken by garage or estate sale traffic parking on their grass.
