Greetings neighbors!
At our January 14, 2026 meeting, the board filled a Director vacancy. Lisa Ward was nominated by the Board, as a long-time owner in Bella Beach who currently serves on the ARC and has been on the board itself in the past. Lisa will be a great asset, and will act as an Interim Director until the election at the end of 2027.
The board would like to express our deep appreciation for those who volunteered to join our group and serve our neighborhood.

Bella Beach Updates, 12/12/2025 (A message from Teresa Baron)
Dear Neighbors,
Winter has arrived on the Oregon Coast, bringing with it a season of stillness, or storms, celebration, and coastal magic.
It's hard to believe we are ending our fiscal year and will start all over in January 2026.
The Board approved the budget for the fiscal new year which reflects NO increase in HOA dues. The budget can be found on the website
EASYHOA.
The bi-annual due invoices will be sent out by email next week. Invoices are dated January 1, 2026. If you prefer to receive a paper copy by mail, please let me know and
I will get a hardcover sent to you. You are able to pay your invoice online thru the website. There are merchant fees to use the service.
OPTIONS
If you choose to use a credit card, the additional fee is 3.24% of the payment which is $16.20 and a transaction fee of .75 which means you would need to pay $516.95.
If you choose to payment by a check using the system, there is a fee of $2.24 which you would need to make your check thru EasyHOA $502.24.
You can send your personal check via mail for $500.00 to the Bella Beach post office box.
Thank you for taking the time to participate in the recent survey. We have 91 owners, not everyone sent in their thoughts, but the Board listened prior to finalizing
the budget and setting projects for the new year. Attached is a review of the survey.
The landscape committee is working to do winter cleanup of tired vegetation in the community common areas. Please be patient and look forward to the new growth
in the spring.

Bella Beach Updates, 11/24/2025 (A message from Teresa Baron)
Dear Neighbors,
Many of you are busy traveling to family and friends this time of year.
(Over the river and through the woods...did everyone else sing that song this time of year?)
Many neighbors zoomed in for the BB HOA Annual Board meeting last week. The Board of Director election was announced.
Rebecca Hillyer was elected to a two year term and will hold the Secretary position on the Board.
MANY thanks to Chris Wecker for her service the past two years. Chris has chaired the Social committee and the ARC. She will remain on those two committees.
Committing to a volunteer position in the neighborhood is often time thankless, but the relationships you are able to make with neighbors is priceless.
I want to thank Chris for her eagerness and agreeing to listen and help when I have needed it. Also, thank you to Roger, her husband who has done some heavy lifting for me.
Some of the topics discussed in the open homeowner forum were possible projects in the neighborhood. The Board has sent out a survey - please give us your feedback. Start thinking about upgrading the play yard or possibly using some of that area for a fenced dog off leash play area. We will be working on landscape projects this winter.
The exterior solar lights look and work great. If you have any suggestions or thoughts, please send me your comments
The Board is looking for neighbors to work on some committees. Not a lot of hours are required, but your help is needed. The ARC has an opening, the Landscape and Safety committees are looking for members. There is also ONE appointment opening for a Board position. COME and HAVE SOME FUN....
One resident mentioned he has killed 11 rats in the past 2 months. Everyone should check their properties for holes in your siding, vents, and access through the crawl space. Remove vegetation close to your buildings. Keep the trash container locked and the trash inside the can, not overflowing on the ground. Another owner warned rodents can invade the areas around hot tubs and destroy the wiring, insulation and structure.. FYI: rodents hate the smell of fabric softener sheets and IrishSpring bar soap. I have listed two local pest control companies recommended by neighbors. Rodents move from property to property. It is a neighborhood problem that no one is excluded from.

Path Lights Installed
The Bella Beach HOA is excited to share that the new solar powered path lights have been installed. On Sunday November 2, 2025 I was joined by several volunteers, some that I asked to help just the day before, and we were able to install 88 lights in the parks and pathways of the community. This makes way for the removal of the previous original path lights that had become deteriorated beyond repair.
I would like to thank the volunteers for the hard work to get this project completed.
- Rick and Vera McGraw, who allowed the HOA to store all the materials in thier garage and driveway, and provided tools and labor to precut all the posts and mount the lights.
- Greg Riggs, who joined Rick and I on a rainy day to mount all the lights to the pre-cut posts, and joined the crew for the installation of the lights. Special thanks to Greg for sharing some great tales while we worked, it really made the job easier.
- Alex Salicrup, who, even though he just finished a shift as a volunteer with the Lincoln City Fire Department Water Rescue team, agreed to meet us, shovel in hand for the install.
- Roger Wecker, who jumped right in to help even though he had just a day notice. A special thanks for the specialty tools to help us with roots and rocks while digging those post holes.
- Bob Phillips, who I asked to join us just the night before, showed up with bells on. Thank you for keeping us on track and for putting up with my teasing (is that post straight Bob?).
- Sydney Ovist, supplier of fresh doughnuts from LCDC, and fresh brewed coffee. Just what the crew needed to get us motivated.
- Teresa Baron, thank you for arranaging some extra help from Chuey and his crew, which turned a two day job into a one day job.
We really couldn't have done this without all of your help, and the Board and I appreciate you all very much.
