Willowbrook at The Meadows – Community Guidelines
Willowbrook at The Meadows is a deed-restricted community where membership in both the Willowbrook HOA and The Meadows Master 300 Association is automatic upon purchasing a unit. Residents, including owners, family members, guests, and registered tenants, are responsible for following these guidelines to maintain a harmonious and well-kept community.
Pets
- Each unit is limited to one cat or one dog (maximum weight: 40 pounds).
- Pets must be on a maximum 8’ leash and under an attendant’s control at all times.
- Pets are only allowed in designated swale areas and waste must be disposed of immediately.
- Pets may not be left unattended on patios or tethered outside at any time.
Occupancy Limits
- Two- and three-bedroom models: No more than two people per bedroom.
- Unrelated occupants: No more than three unrelated adults may share a unit.
Exterior Appearance & Landscaping
- Residents are responsible for maintaining the 4-foot perimeter around their unit, including plant material and original shrub lines.
Fencing
- All fencing is managed by the Association—modifications are not permitted.
- Residents may not alter, attach, or hang objects using fasteners such as screws, nails, or staples.
- The only approved stain color must be used for fences.
Unit Maintenance & Repairs
- The Association is responsible for roof, wood trim, and stucco maintenance.
- Unit owners are responsible for screens, windows, doors, and frames.
- Maintenance standards are enforced by the Board of Directors, Property Manager, and Architectural Control Committee (ACC).
Rental Guidelines
- Limited rentals are permitted; all rental properties must comply with Boynton Beach’s landlord licensing requirement.
- The City of Boynton Beach requires a safety-code inspection for each rental unit.
- Landlords must provide proof of compliance to the Board of Directors.
