If you purchased your lot(s) after January 1st, 2024, please contact the Association at the "Contact" tab at the top of the website and send a message including your:
- lots number(s)
- the name of ownership on record with the County
- your mailing address
- your preferred email
Your title company is supposed to provide this information, but it does not always happen.

2. Annual Meeting Motion Summary – October 11, 2025
The Centennial Ranch and Aspen Mountain Ranch Association (CRAMRA) held its Annual Meeting at Mission: Wolf on October 11, 2025. A quorum of the membership was established—represented either in person or by proxy—comprising more than ten percent (10%) of the total votes of the Association, as required by the Association Bylaws. With a quorum confirmed, a member presented a motion to the Board as outlined below. The motion was duly seconded and opened for discussion among the membership. Following discussion, the motion was put to a vote of the members present. The motion passed unanimously, with no opposition recorded.
Approved Motion
A quorum of CRAMRA members voted to direct the Board as follows:
“Conduct a survey of the membership to assess the willingness of members to increase the Annual Association Dues from the current rate of $100 per lot. The survey should offer multiple options for consideration and clearly outline how any additional funds from a potential increase in the Annual Assessment would be allocated.”
Please note that any change to the Annual Dues would require a vote of the full membership to amend the Association’s governing documents (Bylaws). Amending the Bylaws is a substantial and formal process; therefore, this survey is intended solely for informational purposes. All survey responses will remain anonymous and will be used only to gauge the overall sentiment of the membership regarding a potential dues increase. The Board will summarize and report the survey findings back to the membership. Please look for this survey from the Associaiton before the end of the year.

3. Annual Dues
The 2026 HOA Annual Assessment notices will be sent via email by mid December. They will be due January 31st 2025. If you've not paid within 30 days after this date, you will be charged late fees.
For those of you that have provided the Association with your email, as was requested, you received a notification email about the due date of your payment.
For those of you that did not provide the Association with your email, we will be required to mail you a notification letter about your unpaid annual assessment, which will cost the Association money and time that could otherwise be for the benefit of the community. Please provide us with your email when you return your dues payment.
Payments may be made
1) online (credit card or direct deposit) via your online owner portal accessed via the encypted website (its is the same security as your online banking portal)
2) by check via mail.

Please pay your dues, update your mailing address AND provide the Association with a current email for future communications.

About the Community
The Centennial Ranch & Aspen Mountain Ranch Association, also known as CRAMRA, is a landowners association in the Wet Mountains and Wet Mountain Valley of Colorado. The Ranch sits between the Sangre de Cristo Mountain Range to the west and the Wet Mountain Range to the east, making for dramatic views in every direction.
The Ranch is approximately 20,000 acres and divided into 526 lots (35+ acres) serviced by 57 miles of Association roads. Properties within the Ranch range in elevation from 8,300 to 10,700 feet and vary drastically in topography from open grasslands to thick timber.
An important note on roads: CRAMRA owns and maintains the roadway network (grading) within areas of Custer and Huerfano Counties for the benefit of the Members. However, as stated in our S.O.P.s, the Association does not provide snowplowing. Thus, if you plan to live at or visit your lot in the winter you will need to work with your neighbors to clear ingress and egress or have a tracked vehicle capable of travel over deep snow.

Location
Centennial Ranch & Aspen Mountain Ranch is 12 miles south of Westcliffe on Highway 69. Given the size of the Ranch, there are multiple entrances into the HOA depending on the location of an owner's property. CRAMRA roads leading into Ranch include Airway Drive, Centennial Ranch Road, Round Mountain Road, and Pass Peak Road.

Annual Assessment to Owners
Per Section 5 of the Standard Operating Procedures: Assessments of $100 per lot per year are the primary source of income for the Association. Most of HOA income goes to road maintenance for access to Member lots. These assessments are a legally binding debt upon the lots and it is the legal duty and responsibility of the Association to make a good faith effort to account for and collect current and past dues and applicable fees. The Association derives its authority and responsibility from the Colorado Revised Statutes, Colorado Common Interest Ownership Act, at Title 38, Article 33.3; the Colorado Revised Nonprofit Corporation Act, at Title 7, Article 121; its Articles of Incorporation, Bylaws and Declaration of Covenants.
As of January 1st, 2024, CRAMRA has moved to both electronic invoicing and payment of annual dues. On January 15th, 2024 all members were mailed a letter that included directions of how each member can login to their Owner Portal via the links in this website where they are able to pay HOA dues, vote in elections, and manage communications with the Association.
If for some reason you did not receive a mailing with instructions for initial login, please see the top bar of the website and go to "Docs > New Member Information > CRAMRA Member Portal Login Instructions" AND contact the Association via the website "Contact" tab for your login information.
If you have any issues with the initial login using your temporary email sent to you, please use the contact button at the top of this page and a member of the Board will help solve the issue. Transitions are never easy, but we are doing our best, and we need your help.
Please keep your email, mailing address, and phone number current with the Association. A online payment is made via your "Owner Login" Portal at the top of the CRAMRA website Home Page (you can also update your contact information there per directions in the mailing you received). You may still pay by check via mail if you wish, but we encourage online payment as it streamlines the process and allows instant recording of your payment. Electronic Communication with Members
In September 2023, the Centennial Ranch & Aspen Mountain Ranch Association began investigating the possibility of moving CRAMRA to electronic management and communication with its Members. The cost of printing, postage, and envelopes has continued to increase. In 2023 CRAMRA spent almost $5,000 on standard mailings. Not to mention, that each mailing requires about 40+ man hours of volunteer time to get the mailing out.
Board members conducted calls with several management software prospects. In November 2023, the Board voted to sign a month-to-month contract with EasyHOA. The Board believes that EasyHOA is the best community association management solution for CRAMRA. The system will allow the Association to manage all our associations' communications with integrated email, texting, calling, or voicemail. It allows easy and convenient automated invoicing, billing and accounting tools. Finally, EasyHOA gives CRAMRA the ability to manage voting, surveys, requests, and documents in one easy-to-use management software platform, as well as hosting our website.
